Land Use Board

The Land Use Board is responsible for:

  • Reviewing proposed site plans prior to issuance of building permits (not for one- or two-family homes)
  • Reviewing proposed subdivisions of land
  • Hearing and deciding requests from property owners for variances from the Borough's zoning regulations

Meetings

The Land Use Board meets in the Community Center, 21-25 Union St. at 7:00 p.m. on the first Tuesday of the month for regular meetings and the fourth Wednesday of the month for workshop meetings. Members

The Land Use Board consists of 11 members as follows:

  • Class I: The mayor or the mayor's designee in the absence of the mayor.
  • Class II: One of the officials of the municipality other than a member of the Governing Body, to be appointed by the mayor.
  • Class III: A member of the Borough Council to be appointed by it.
  • Class IV: Other citizens of the municipality, to be appointed by the mayor.
  • Two alternate members.

Notice of Land Use Board Adoptions

Resolution LUB #092

The Land Use Board of The Borough of Rockaway adopted a memorializing resolution LUB#092 granting an approval for major site plan and bulk variance relief to allow a complete refurbishment of the premises which consist of 2, 4, 4.5 and 6 Wall Street in accordance with Redevelopment plan. The alteration of a portion of the existing commercial space to allow the construction of three residential apartments above existing commercial space, exterior façade changes and striping four (4) parking spaces. The Variance relief is required for the lack of “amenity space”, a loading zone and the number of available parking spaces. The applicant is 2 Wall Street LLC. 2-6 W. Main Street, Rockaway Borough, New Jersey 07866 Block 45 Lot 20 .A copy of this Resolution may be inspected at the office of the Building Inspector, 1 East Main Street, Rockaway, N.J. Resolution LUB #087

The Land Use Board of The Borough of Rockaway on May 24, 2023, adopted a memorializing resolution LUB#087 granting Preliminary and Final major site plan approval and bulk variance and/or design exception/waiver relief with respect to property having a street address of 215 Rt 46 Rockaway Borough, New Jersey 07866 Block 40 Lot 37.03 The applicant is McDonald’s Corporation. This approval grants the applicant to construct a dual lane side-by-side drive-through and ordering bay, and any other accessory uses and structures to the existing McDonald’s restaurant with drive thru facility. Resolution LUB #047A

The Land Use Board of The Borough of Rockaway on January 5, 2023 adopted a memorializing resolution LUB#047A granting an amendment to a previously granted Major Site Plan approval and new C Variance relief to allow relocation of several dumpsters, relocation of several tenant roster signs, placement of storage container on lot 22.04 and an increase in maximum lot coverage for lot 22.02. The applicant is Heritage Woodland, LLC, 33-55 Woodland Avenue, Rockaway, Block 84, Lot (s) 22.02, 22.03 & 22.04. Resolution LUB #084

The Land Use Board of The Borough of Rockaway on November 1, 2022, adopted a memorializing resolution LUB#084 granting the major site plan approval and a D (1) Use variance relief to construct and allow the use of the premises at 328 Route 46 Rockaway NJ which is in the GB General Business and HT-LI High Tech Light Industrial zone. This is to construct a 11,862 square foot animal hospital together with associated parking and signage. The applicant is Terravet Rockaway, LLC. Located at 328 Route 46, Rockaway, Block 84, Lot 21. Resolution LUB #078
